SUBURB PROFILE: Banyo

Banyo is a residential and industrial suburb located 12 kilometres from the Brisbane CBD. It is believed to be named after an Aboriginal expression for a rising slope.

In 1942 the American Army established a depot on Earnshaw Road, an following the war in 1945 part of this site was acquired for the Golden Circle cannery which opened in 1947 and still operates today.

The Brisbane City Council Suburban Centre Improvement Projects between Royal Parade and St. Vincents Road has recently enhanced Banyo’s commercial centre. Furthermore, industrial property appeal has been increased by the Banyo’s accessibility to local transport and its proximity to the M1, airports, the Gateway Bridge and Port of Brisbane. “Banyo’s investment appeal will be furthered by the expansion of bridges across Cabbage Tree Creek from two lanes into three will certainly ease peak hour congestions on the M1 and Sandgate Road in Virginia” predicts Dan Costello of Ray White Industrial Milton.

According to Dan, The Hub at 14 Ashtan Place as provided the most enquiry. This development was Receiver Appointed which brought prices down to market rate. Buyers in this area are typically seeking office/warehouse with good access and functional space; generally smaller areas to accommodate 3-5 members of staff. Recent transcations in the area have yielded sales of $1800/sqm (+GST) and leases of $130/sqm (+GST) for small strata properties. One such transaction was 20/14 Ashtan Place. A vacant possession, this 264sqm property sold for $480, 000 + GST.

SUBURB PROFILE: Murarrie, QLD

Murarrie, named for Mooraree House which was in turn derived from the Aboriginal word meaning “sticky’ or “muddy”, is located on the Brisbane River 8km from the CBD. It consists of both residential and industrial property. Settled in 1850, the land was used primarily for farming. Its meat industry was established in 1881 along the riverfront, and remained a noticeable feature until the 1990s. It was the closure and subsequent sale of the meat works, and other noxious industries that increased Murarrie’s desirability.

Murarrie is logistically well positioned and connected; surrounded by the Gateway Arterial for access to the north and south, and the Port Motorway, Lytton and Wynnum Roads to the east and west. It is serviced by Queensland Rail and Brisbane City Council buses. Brisbane’s International and Domestic Terminals are 10 mins away via the Gateway Bridge.

Lease investments are highly sort after in this suburb. Free-standing industrial properties with good access, internal height and corporate offices feature highly on checklists for investors. “Murarrie holds a reputation for attracting good quality tenants”, claims Alex Smith of Ray White Industrial. In recent times, inquiry in Murarrie has been mostly for small office content leasing; that is traditional large space warehouse with small office spaces. Lease stock is always price driven; the best quality buildings at the lowest asking price inevitably lease quickly. In terms of sales, transactions in Murarrie have been limited in recent times, due mostly to lack of stock. Sales for strata-titled units have yielded between $1800/sqm and $2400/sqm while free-standing units have brought about $1300-$2000/sqm.  One such transaction was the sale of 1/60 Alexandra Place, Murarrie; an investment sale which settled just prior to Christmas 2013. Listed by Stephen Ferguson of Ray White Industrial, this property sold in only five days. “Its appeal came from the fact that it was one of only two units on the site so congestion was minimal”, Stephen explains. “Its hardstand and exposure to the gateway were also key features of this property”.
